How one retired couple moved from California to the Memphis area, sight-unseen and on a fixed budget, and felt at home from day one.

Imagine buying a home in a city you’ve never set foot in, in a state you’ve never lived in, at a stage of life where you can’t afford to get it wrong. That’s exactly what one couple just did to be closer to their family here, and it worked out beautifully. The house, though, was only half of it.

This move came with no margin for error. This couple had lived in California for many years and decided to move to the Memphis area to be near their daughter and son-in-law. They didn’t know a thing about the region. They were also selling a large home in California and downsizing here, both beyond retirement age and working within a fixed budget. This wasn’t a buy-and-buy-and-buy situation. They had to get the right house, at the right price, the first time. Before we looked at a single home, we sat down for a real consultation to define what they actually needed, and then I spent a couple of days showing them the whole area so they could find their bearings. What made it work wasn’t luck. It was getting three things right.

We started with the area, not the houses. When you’re moving somewhere you’ve never lived, the biggest mistake is falling for a house before you understand the place around it. I drove them through different parts of the region and let them get a genuine feel for where they’d want to be. We looked at homes in a few areas, and they landed on Germantown.

Because they’d seen the whole picture first, they weren’t guessing; they knew that was the right place for them. From there, we found several beautiful homes; they chose one, we negotiated it, and they closed a couple of weeks later.

“Moving to a place you’ve never lived isn’t just about the house, it’s about knowing who to call the day you move in.”

I handled the parts they couldn’t manage from afar. All of this was happening while they still owned their home in California, so I coordinated with their agent out there who was handling that sale, making sure both sides of the move lined up. I also helped them sort out the best way to finance the home here, which becomes its own puzzle when you’re relocating and downsizing at once. That’s the part people underestimate about an out-of-state move: it isn’t one transaction; it’s two, in two states, at the same time. My job was to make those pieces fit so they never felt caught in the middle.

Then I handed them more than the keys. Every home has things that need doing, and this couple isn’t at the stage of life where they want to climb on a roof or redo floors themselves. He told me he could’ve done all of it thirty years ago, but now he simply wants good, reliable people who won’t cost an arm and a leg.

Before we even closed, I gave them a full list of professionals I trust: electricians, plumbers, painters, flooring, roofers, handymen, and even someone for the yard. The day they moved in, they weren’t starting from zero in a brand-new state, wondering who to call. They already had their people. That’s what truly made them feel at home.

If you’re considering a move to the Memphis area, especially coming from out of state without knowing it yet, it doesn’t have to be overwhelming. The right guide is the difference between a stressful leap and a move you feel genuinely good about. I’ll help you learn the area, get the house right, and I’ll still be here after you have the keys.
